Structure: |
The Structure is reinforced concrete frame with anti-earthquake discs and columns. It is in compliance with the legal requirements for designing in seismic areas (the Pirin region) and is designed to withstand a ninth degree of Medvedev Scale. This ensures the highest degree of stability and safety for the inhabitants of the building. All materials used comply with European regulations for hardness and deformation. The constant supervision and control that we have in place during the construction ensures that the project is executed as planned. |
External Walls: |
The external walls are solid, constructed with high quality hollow-core ceramic bricks “Maluris” with “Rockwool” insulation. This contributes to a feeling of comfort and quality of life, which is due to the use of natural clay and to the special way in which it is processed. These ceramic bricks offer high level heat- and noise-insulation and combined with the Rockwool allow for the heat and humidity of the building to be regulated. External Wall Covering:
Wood, Stone & white plaster |
The use of high quality wood originating from the region of the Rila Mountain guarantees extra comfort for the inhabitants of the building. The wood has been dried naturally and has been treated with environmentally clean and hypo-allergenic substances.
The exterior of the building is made to stand out with the use of century old natural ‘life stone” and white plaster to highlight the architectural design.
The exterior white plaster “Rofix SiSi Vital” is a thin finishing wall covering. It is water repellent and resistant against mould and fungi. At the same time it has a high level of vapor control –making it breathable; its colour does not fade over time and has an extremely good decorative effect. |
Insulation:

Heat insulation will consist of “Rockwool” Thermal System on the facade. This natural material ensures comfort for the residents by regulating temperature, humidity and noise. “Rockwool”, is the leader in the industry with its very high quality and coefficient of thermal conductivity of 0.037 W/mk. These qualities are sustained even in the event of fire. This impregnated mineral insulation is water repellent and it ensures good resistance to mechanical forces due to the structure of its fibres. It expands and contracts with the same rate as ceramic bricks and concrete.
To secure a pleasant living environment, it is essential to ensure good hydro-insulation of the building, not only in the public areas but also in the sanitary spaces. To meet these objectives we use the flexible hydro - insulation materials Aquamat-elastic of Isomat and Flossigfolie of Murexin, which fill in even the smallest cracks, and are entirely waterproof up to 7 atm of water pressure, according to DIN 1048. These materials are created to provide a solid bond with concrete, screed, brickwork or plaster. These materials are designed to let steam out and not to interfere with the construction. They are hypoallergenic and comply with German standards TRGS 613. |
Roofs and Terraces: |
We have steel reinforced concrete and timber pitched roof. The concrete roof tiles “Spectra classic -PRO” from “Bramak” are the most superior roof tiles in Bulgaria. These are high quality waterproof tiles with “Snowguard” System. The soft curves outline the individual shape of the roof. Vapour Barrier System is also in place separating the outside and the inside air and thus creating an excellent protection against mould and damp. Their colour is dense and fade-resistant. The roof will be thermally insulated throughout with heated edges and gutters to prevent the formation of ice picks.
The terraces are also Hydro and Thermo insulated. The Waterproof system prevents from leaks; whist the thermal insulation protects the rooms from the external cold air. |
Internal Walls: |
The gypsum plasterboards by “Knauf” and the white plaster of “Rofix” create a pleasant living environment. They manage the humidity in the flats and limit the sound transmission between apartments. The material gypsum has what resembles a capillary system of pockets, which can absorb large quantities of damp and vapour from the air and later release them, thus allowing the walls to “breathe”. The gypsum plasterboard has the same ph as the human skin, has no odour, and is absolutely ecological and safe for the human body. |
Lifts: |
The elevator will by “Gen 2” by Otis. Gen 2 combines 21st century technologies and materials with 21st century objectives: energy efficiency, environmental responsibility and passenger safety. It is the quietest elevator with the smoothest ride on the market. It has an exceptional design where reliability and quality are paramount. Produced, fitted and supported by the world’s biggest and most renowned producer of elevators “Otis” it simply cannot get any better. Its capacity is 8 people or 630 kg. |
Windows: |
The right choice of windows contributes further to the aesthetics of the building as well as to the heat insulation and the comfort of the residents. We have chosen the windows of the German company “Dimex” for their quality. These are multi chamber PVC system with timber coloured frames and low emission “K” glass and top class hinges and accessories. They also have good ventilation system. |

The overall impact of the interior design would not be the same without the doors supplied by the German company “Lebo”. These doors satisfy all design, functional, quality and security requirements. The doors are environmentally friendly and can be recycled.
The entrance door to each flat has a wood frame; solid core and Lebolit finish in oak decor. They can hardly be distinguished from a real wood door but are abrasion, scratch, stain and heat resistant, lightfast and resist to chemicals.
The interior doors have a wood frame, tubular core and a stylish veneered “Macore” finish.
The characteristic Bansko style is embodied in the main lobby door, which has been hand crafted by local craftsmen out of solid wood and wrought iron
For one of the most heavily used elements in the building – the garage doors – we have chosen another well-established German company with excellent reputation – “Nofoferm”. The doors are sectioned, heat-insulating, and electrical, with a remote locking system. |
Flooring: Apartments and Common areas: |
The spirit of the building traditions in Bansko is reproduced by the use of local natural stone in the corridors and the lobby.
Wet premises and the pool areas are made safer by the choice of the relevant non slip type of ceramic tiles, in accordance with German standard GUV-26, 17-DIN 51097.
High levels of cleanliness, heat and noise insulation and much comfort is also assured by the use of high-quality laminate flooring from “Kronotex”.
The Chalet design is achieved by the rustic wooden effect. |
Bathrooms and Shower rooms: |
The philosophy behind our Bathrooms is to install not just individual products, but to assure a complete design solution. For this we use the top range of the American company “Ideal Standard”, high quality branded tiles, comfortable bath tubs or shower cabins, first class mixers and accessories. The choice of design meets both requirements for aesthetics and functionality. Proper heating and ventilation is provided for extra comfort |

Water & Sewage Installation: |
The water and sewage system is made out of polypropylene and polyethylene pipes, which meet all necessary sanitary regulations, and supply hot and cold water, and also takes sewage and waste water to the main town collector. All cold and hot water pipes are lagged. |
Heating & Ventilation Installation: |
To accomplish outstanding comfort in each apartment, together with the overall use of natural building materials, we have put in place individual heating and ventilation systems. Every apartment will be furnished with an individual central heating system with an electrical boiler and radiators from a leading Italian firm – “Global”. There is also a gas installation, built in accordance with all health and safety regulations, which will allow for the switch from electrical to a gas boiler when central gas supply becomes available. The cooker and fireplace can also be switched to gas.
The common areas will be heated via a combination boiler “Buderus” using oil and gas. This modern heating system is supplemented by a ventilation system, guaranteeing optimal temperatures and humidity across the common areas, Lobby Bar / Lounge, Spa centre, etc. of the chalet. |
Electrical Installation: |
The electrical installation is modern and reliable, meeting all safety standards. It guarantees safe and trouble-free use of all electrical appliances. All switches and plugs are made by the top French company “Legrand”. Designer light fittings provide a comfortable and cozy environment, emphasizing on the individual design of each flat and of the exterior of the building. |

The communication system will include all modern conveniences – telephone, wired and wireless internet, intercom, cable television, IP television, video surveillance and first class surround sound systems from “Bose”. A clever fire alarm and panic alarm systems are designed to be installed in each apartment.
